Rental turnovers · Twin CitiesGetting rentals ready for the next tenant.
When a tenant moves out, there’s usually paint to touch up, a detector chirping somewhere, a worn-out floor and a pile of things they left behind. I handle all of it for landlords, property managers and rental owners, so you only have to make one call.

What I handle
What I can take care of between tenants.
Every project gets treated like it was done at my own house, and a rental is no different. Send me the list and some photos and I’ll do the paint, the fixes, the floor and the junk as one job. It beats lining up four different people around one vacancy.
- Make-ready between tenants
- Turnover repaints
- Repair lists and work orders
- Fixture and detector swaps
- LVP in the worn rooms
- Junk left behind, hauled away
Add it to the turnover
- Repaint the unit before showings
- Replace the detector that won’t stop chirping
- Swap a cracked toilet or old sink
- Put new LVP in the worn rooms
- Haul out whatever the last tenant left
All of it can go on one estimate, and cleanup is included.
When landlords call
A few times it’s worth a call.
A tenant just moved out
The place needs paint, a couple of repairs and a cleanout before you can show it. Send me photos the day you get the keys back and I’ll get you a number.
You have more than one property
Send a list for each place. I’ll quote them one at a time so you can decide what gets done now and what waits.
It’s a commercial space
Commercial spaces turn over too, and the work looks a lot like a rental. I do both.
Rental turnover questions
Things landlords and managers ask me.
Can you work from a property manager’s repair list?
Yes. Send me the list and a photo of each item and I’ll quote it. If it’s a long list, or I can’t tell what something is from a photo, I’ll come walk the unit first. The estimate is free.
How fast can you turn a unit?
It depends on what’s on the list, so I won’t throw out a number of days before I see it. I can usually start within about a week, and I do short-notice jobs, nights and weekends. Tell me the move-in date up front and I’ll be honest about whether I can make it.
Do you work on commercial properties?
I do. Residential rentals and commercial properties, inside and out.
Can the cleanout, paint and repairs all happen on one turnover?
Yes, I’d rather do it that way. One estimate covers the junk, the paint, the fixtures, the floor and whatever else is on the list, and I’ll work through it in an order that makes sense.
How do you price a turnover, and how do we pay?
Every turnover starts with a free estimate, and I take cash, check, Venmo and PayPal.
