Home sale prep & inspection repairs · Champlin, MNGetting your house ready to sell.

When you’re selling, there’s always a list of little things to get done before the photos and again after the inspection. I take care of those lists for homeowners and their realtors, and I can usually get there on short notice, nights and weekends included.

What I take care of

What I can help with before you list.

Most of it is minor. A scuffed hallway, a door that won’t latch, a garage holding ten years of things you’re not taking with you, a yard nobody’s had time for. Your realtor can send me the punch list, or you can send photos, and I’ll work through it so you’re not calling around for four different people while you pack. Helping people through a move like this is honestly my favorite part of the job.

When sellers call

When it makes sense to call me.

Before the listing goes up

Your realtor walked through and handed you a list. Some paint, a few repairs, and the garage has to be empty before Thursday’s listing photos. Send it over and I’ll tell you what I can get done and when.

After the inspection

The buyer’s inspection came back, and now there’s a repair list with a deadline on it. I’ll quote it item by item.

For realtors

Maybe your seller lives out of state, or they’re just out of time. I can be the one call for the whole list, and I’ll keep you both posted.

Home sale prep questions

A few things sellers and realtors ask.

Can you take care of the items on our inspection report?

Yes. Send me the report or the buyer’s repair list with some photos, and I’ll go through it item by item. If something needs a licensed electrician or plumber, I’ll tell you up front, and I can subcontract that part to a licensed pro when it makes sense.

Our listing date is close. How soon can you start?

Usually within about a week of your first call. If your date is tighter than that, call anyway. I take short-notice jobs, nights and weekends included, and I’ll tell you straight whether I can make it.

I’m a realtor. Can I send you a client’s list?

Please do. I’m Jesse, and I’ve been working with realtors and homeowners for 10+ years. Send the list and photos, tell me who signs off on the work, and I’ll keep you both in the loop.

Can you do the cleanout, paint and repairs on the same job?

Yes, and it’s usually easier for everybody that way. It all goes on one estimate, I work through it in whatever order makes sense for the house, and the junk leaves with me at the end.
